ENERGY PERFORMANCE CERTIFICATES (EPC’S)

Nicola is a qualified Domestic Energy Assessor and can produce EPC’s for estate agents, homeowners, and landlords. This service can be as a stand-alone product or added to a package with property photography and floor plans.

WHAT IS AN EPC?

An EPC or Energy Performance Certificate shows the energy efficiency of a building with a rating given between 1-100. It will give information on the property’s current energy use and typical energy costs. The report will provide recommendations on how to improve the energy rating and make savings on energy costs. The colour-coded chart provides a rating between A (being the most efficient) to G (being the least efficient) and shows the potential the building could reach if improvements were made.

WHEN IS AN EPC REQUIRED?

A valid EPC is required when a property is built, sold or rented. 

EPC’s are valid for 10 years and can be used by landlords for multiple tenancies within that period providing they meet the Minimum Energy Efficiency Standards (MEES). From April 2018 it was made illegal for private landlords to rent out any property which had an energy rating below an E.

A new EPC may also be required if you have made significant changes to your home such as converting or extending the property or installing a new heating system.

HOW ARE EPC INSPECTIONS CARRIED OUT?

An EPC must be carried out by a qualified Domestic Energy Assessor (DEA) who is registered with an accreditation scheme and listed on the government EPC register.

During the assessment, we will be looking at the entire building taking into account when it was built, what building materials were used and if the property has been extended.

We will need to inspect each room to take measurements, record the types of heating and make a note of the types of light bulbs.

We measure things such as room sizes, wall thicknesses, and types of glazing. We will look at your heating systems including the boiler and any heating controls you have. We will also need access to the loft.

The assessment generally takes between 30-40 minutes and is designed to be as non-intrusive as possible however will need to take some photographs but only for evidence purposes.

WHAT DO YOU NEED TO PROVIDE FOR YOUR EPC?

It can be really helpful if you have any documentation ready before our visit. Things such as:

  • Title deeds or evidence of when the property was built.
  • Planning permission or building control sign off of any extensions of loft conversions.
  • Boiler manual if the model number is not clearly shown on the boiler.
  • Cavity Wall or external insulation certificates, especially if your property has been rendered.
  • Loft or floor insulation, we will need evidence of photos & installation receipts if it has been boarded and we can’t see 75% of the loft otherwise we will put unknown.

If documentation isn’t provided and we cannot see evidence on the day of the inspection then the software will automatically produce the report based on assumptions of when the original property was built and what the building regulations were at that time.
