WHAT IS AN EPC?
An EPC or Energy Performance Certificate, shows the energy efficiency of a building. EPC’s offer a rating between 1-100 with colour coded charts. The highest most efficient rating being an ‘A’ with the least efficient at a G.
The EPC will provide information on the property’s current use and typical energy costs. It will show areas for improvement and provide recommendations on making savings.
WHEN IS AN EPC REQUIRED?
An EPC is mandatory when a property is being sold or rented out. EPC’s are valid for 10 years.
Landlords can use a valid EPC for multiple tenancies providing they meet MEES. The Minimum Energy Efficiency Standards came into effect from April 2018. Any rental property must achieve an ‘E’ rating under current regulations in order to be let.
A new EPC will also be necessary if you have made significant changes to your home. Examples of this would be extending the property, converting the loft or installing a new heating system.
What happens if the property doesn’t meet MEES?
As a landlord, you have a legal responsibility to meet the rating. Failure to do so will resort in fines and criminal proceedings against you.
The EPC report will suggest ways to make improvements and better the score. If the improvements exceed £3,500 then you can apply for a high-cost exemption. To do so go to the PRS Exemptions Register. Some properties may also be exempt. For example if it’s a listed building and the improvements would alter the property.
Are MEES Changing?
The Government has proposed that all rental properties will need an EPC rating of ‘C’ and above by 2025. This would be for new tenancies and all tenancies by 2028. The EPC improvement investment will raise to £10,000 and the penalty for not complying will raise to £30,000.

what happens on the inspection?
During the assessment, we will be looking at the entire building. We take into account it’s age, what building materials were used and if the property has been modified.
We will need to inspect each room, take measurements, record the types of heating and lighting.
We measure things such as room sizes, wall thicknesses and the types of glazing. We will look at your heating systems including the boiler and any heating controls you have. We will also need access to any lofts space the property has to look at insulation.
Who does the assesment?
An EPC must be carried out by a qualified Domestic Energy Assessor (DEA). The assesor must be a valid member of an accreditation scheme and will be listed on the government EPC register.
As the owner Nicola will be carrying out the assessments unless otherwise stated to you.
How Long will an EPC take?
The assessment generally takes between 40-60 minutes. We will need to take measurements and take photographs for evidence purposes.
The EPC and calculations will be done later that day or the following day. If a property is a bit more complicated it may need to be referred to an underwriter so can take an extra day or two.
WHAT DO YOU NEED TO PROVIDE FOR YOUR EPC?
Although not essential it can be helpful if you have documentation ready before our visit. Things such as:
- Title deeds or evidence of the property build date.
- Planning permission and building control sign off of any extensions or loft conversions.
- Boiler manual if the model number if it not shown on the boiler.
- Cavity Wall or external insulation certificates, especially if the property is rendered.
- Loft or floor insulation evidence. We will need proof of photos & installation receipts if boarded.

If your suggested improvements exceed £3,500, you can apply for a high-cost exemption via the PRS Exemptions Register. Some properties may also be exempt if they are listed or protected and the improvements would unacceptably alter the property.
